Commercial property searches billed in 1/2 day increments above minimums.

Note: If Title Insurance is to be issued, substantial savings on title work can be had if there is an existing title policy or if the Company can provide back title. Fees on request.

Review of Personal Property Records, Zoning and Municipal or State Agency records such as the Secretary of State are not included in the above rates. DEP Environmental and UCC Searches are not available.

* Residential property is defined as a 1 to 4 family residential dwelling on a parcel of land of 10 acres or less, an approved residential subdivision lot with or without dwelling, or raw land up to 10 acres, not part of a larger parcel, to be used for residential purposes. Subdivision lots larger than 10 acres may be billed at a higher rate (after notice). Certificates of Title for Common Interest Communities (Condos, PCs and COOPs) will be billed at commercial rates as the entire community must be searched.

** Commercial property is defined as residential properties containing 5 or more units, any property which is used or to be used for non residential purposes or which contains mixed uses, a parcel of raw land larger than 10 acres, or any unsubdivided portion of a parcel larger than 10 acres. Family farms and other agricultural properties larger than 10 acres are commercial regardless of current use.

Fees for attendance at closing as title or settlement agent available on request.

Federal Court File Reviews (Foreclosure and Bankruptcy)

Review of Federal Court files will involve additional billing both for the time and expenses involved in locating the file and for travel time. Such trips will be billed at a rate of $50.00 per hour portal to portal.

Probate Court File Review

Probate Court review is normally included in the basic fee if the estate file is in the same Town as the parcel of land searched. For Probate file examinations which require a separate trip to another Town an additional fee may be charged depending on time and distance involved.

"Dry Run" Fee

An additional fee may be charged if a second trip is required to complete a search due to incorrect or incomplete information provided in search order or if an estimate of cost is requested and authorization to continue cannot be obtained by telephone from the Town Hall. The most common causes of dry runs are incorrect owner names (particularly on commercial properties) and ambiguous property descriptions.
