    Q. Is the apartment available? A. More than one unit may be available. Current vacancies are listed in the Classifieds, on-line advertisements, and "For Rent" signs located at the properties. Look at Rentals Available for a complete listing of our availble vacant rentals.

Both areas enjoy an ocean breeze with all kinds of activities of a Beach, Marina, & Port City of the Pacific Ocean. As the 5th largest city in California Long Beach neighborhoods vary greatly in quality of life. Great areas include Spinnaker Bay, Naples, the Penninsula, the Shore, the Heights, California Heights, and Los Altos.     Q. How do I get an application? Click herefor rental applications. To view the application you need to have a "portable document format" reader on your computer. Click here to download a rental application from our website. See "How do I print out the rental application", if you are having trouble here. Rental applications are also available at the unit when you see the inside.

    Q. How do I print out the rental application? A.To use your computer to view and print the rental application you will need a reader such as Adobe Acrobat Reader, or depending on your computer's hardware and operating system select some other viewer (e.g., xpdf, or ghostscript, or some other pdf viewer at Download.com). Downloading the 5.5 megabyte free reader software may take 30 minutes or so if you have a slow modem. You may already have Adobe on your computer. If so, just download the rental form, then start Adobe (e.g., In Microsoft Windows 95/98/NT: Start->Programs->Adobe->Acrobat->File->Open).

    Q. Do you accept pets? A. One cat is okay in any unit, No dogs, birds, fish, or other animals regardless of size.

    A. No. These are just apartments. It may have a Private patio, HOOKUPs, garage, etc.. Click here for the complete description of amenities. You may want to see "Condos, Houses, & Gated Communities" for rent in the classifieds, if you want those kinds of amenities or are moving from a house or a condominum.

    Q.How do I take care of hardwood floors? A. If you have never lived in a home with hardwood floors, read this:

    A. Our requirement is that you put coasters (with felt bottoms) under all furnature (couches, beds, tables, etc.) and rubber or plastic ends on all chair legs. Why do that? Because the floor and varnish must not get newly scratched during your tenancy. Couches usually have metal studs at each bottom corner, which MUST be placed into coasters. And even if your bed is on wheels it must have coasters since the plastic seam in the center of the wheel tread will carve lines in the floor. Another rule of thumb is to put throw rugs everywhere. You can obtain colorful, inexpensive "rag rugs" from shops such as Ikea, or Pier 1 Imports. The best place to put a quality rug is under the coffee and dinning tables.

    Q. How are hardwood floors cleaned?

    A. Sweep then use a mop with warm water and Murphy Oil Soap.

    Q. How big is the unit? A. We may have more than one available with complete descriptions. Look at Rentals Available for a complete listing of rental descriptions.

    Q. Is this a lease? A. No. The rentals we manage are month-to-month; You don't need to commit to thousands of dollars in rent at our apartments.

    Q. Can I rent the apartment for a couple of months? A. No. All residents who vacate under a year, agree to pay for advertisements from the beginning of their 30-day notice and allow prospective applicants to view the apartment. Those who can only make short-term commitments may want to click here for Long Beach hotels, or here for roomates wanted advertisements.

    Q. What does it take to qualify?

  • A. Our criteria is the information gathered from the application form: Current and previous landlords, employment verification, bank and credit card accounts, etc. Applicants need to have monthly income equal to three times the rent and have reasonable credit and no evictions. For a complete description see the application form.

    Q. Can you hold the until for me until next month? A. We will make it as easy as possible for you to move. We prefer to give you keys to your new home when the unit is ready and give you the remainder of the month as free rent, if you pay next month's rent up front. We consider the unit rented as soon as all rental documents have been signed, monies paid, and keys issued.

    How about if I need to move in after the 1st? A. We will deduct from the rent the days you didn't use the unit. For example, a $600 rental is $20 each day times the remaining days in that month (We use a 30 day period to calculate prorations). If there's just weeks or days left in the month, see above.

    Q. Can I submit the information to you over the Internet? A. No. A complete application includes a money order, original signatures, etc., which is to be given when you see inside.

    Q. What do I need to give you to apply for an apartment? A. Avoid delays by giving COMPLETE applications which are:

    Contact your employers and rental references to let them release over the telephone your information when we request it. Include fax numbers of your employer's Accounting/Payroll and your Landlords, if they require a fax of your authorized signature. If your not sure, ask them.

    Q. Can I apply for the apartment without being charged a fee? Can I just give you an application and recent credit report produced by a different property management company? A. No. All the information we require may not be on your report, such as an Unlawful Detainer search, Credit Summary, payment histories, or Risk Score. By paying the processing fee and allowing us to verify your new rental application, you show us your good faith commitment as a future resident at our property.
