Minutes of Vista Kiara Residents Committee Meeting held on 29 June 2002 at 4pm outside squash and badminton courts

Item 1: Update from minutes of last meeting

·         The quality of the water has improved and seems to be fine. Let’s hope this continues

·         There still seems to be concentrations of ants around the common areas. Can TVMS highlight this to the pest control contractor? Also, can TVMS clarify what is covered in the monthly services covered by pest control e.g. control for ants, rats, cockroaches, etc?

·         The gas pipes in the refuse area of most floors as well as near the children’s play area still appears to be rusty. Does this pose a potential hazard? If so, we suggest that the pipes on all floors be inspected and if necessary repainted/rewrapped?

·         Can TVMS update VKROC on the progress regarding the findings of the feasibility of linking the intercom system from each unit to enable the access doors at the ground floor to be opened?

·         The recycling bins have now been left unlocked allowing easy access for residents. Thank you.

 

Item 2: Points to be raised at 3rd VKROC/TVMSB/AsiaQuest meeting scheduled for 6 July 2002

·         Can TVMS clarify which areas are part of the condominium common area, e.g. management office, lower ground floor of block A, Edo-ichi café?

·         Can TVMS clarify the car parking areas including which bays are available for rental along with which ones have been rented out?

·         Has TVMS completed its audited accounts? If so, can VKROC have a copy?

 

Item 4: Any Other Business

·         We understand that the CCTV have not been functioning and the security guards at the guardhouse are unable to monitor the lobby areas. The movement of persons into and out of the lobby is an important part to good security. Can TVMS address this problem immediately?

·         The badminton courts cleanliness seems to have been neglected. Can TVMS follow up with the cleaners to ensure the courts are cleaned and mopped regularly so as to maintain its durability?

·         The plants around the condominium seem to be healthier but we have noticed that some of the soil appears to be very dry and hard. Can TVMSB ensure the gardeners are turning the soil regularly?

·         Many of the trolleys seem to be anywhere except the lobby area. We understand that there are supposed to be eight trolleys in total, two trolleys per side. We remind all residents to put the trolleys back to the lobby floor after using. To encourage this, VKROC suggest that TVMS put labels on the trolleys to indicate which side they are supposed to be serving e.g. A 1-4, A5-8, B1-4, B5-8

·         Some residents have noticed cats’ droppings in the sand pit area. This poses an obvious health hazard to children. VKROC suggest that TVMS to put up a notice reminding residents that in the interest of hygiene for all residents, house rules forbids the keeping of pets.

·         Some residents have experienced water flow problems when using the car wash if both bays are being used as well as the garbage cleaner wash area. We suspect the problem may be that all three outlets use the same main and so the flow of water is insufficient when two or more outlets are being used simultaneously. Can TVMS look into this?

·         Visitor parking seems okay. One resident did complain about difficulties for a courier who was delivering plane tickets. The problems arose when she was unable to answer the intercom and the guards at the guardhouse not allowing the courier into the premises. In order to standardize the performance of all security guards, can TVMS prepare a set of detailed standard operating procedures for the security guards? To eliminate possible misunderstandings it may be appropriate to distinguish amongst the different types of visitors along with explicitly defining what the guards are supposed to say.
