Buyer Services

When beginning the preliminary stages of searching for a home, Theresa Grant will

  • Interview the potential client to ask questions. This helps focus on the property type and style that best fits the Buyer´s needs.
  • Recommend lenders for prequalification and loan preapproval. This not only helps determine the affordable price range to target but also is a strong negotiation tool when presenting an offer to a Seller.
  • Counsel the Buyer regarding credit repair if necessary and explore alternate funding sources as needed.
  • Email regular updates regarding properties new to the market that fits the Buyer´s profile.
  • Arrange showing appointments at appropriate times.
  • Offer a Buyer-Broker contractual agreement.

At the time a selection is made, Theresa Grant will

  • Prepare comparable sales data including  under-contract houses for value comparison.
  • Counsel the Buyer regarding local practices and strategies for presenting a strong offer.
  • Clearly explain all documentation as it is being prepared and presented for signature.
  • Prepare all contract documents, disclosures, addendums, and supplemental forms.
  • Present the offer to the Seller and/or Seller´s agent in person or via fax, as available.
  • Negotiate, negotiate, negotiate.

When escrow is opened, Theresa Grant will

  • Determine what legal timelines apply and ensure that all parties abide by them.
  • Review all supplemental documentation from escrow companies, title companies, and anscillary services such as inspection reports and warranties.
  • Coordinate with inspectors, appraisers, repairmen, contractors, and miscellaneous outside sources for items agreed to in the contract.
  • Counsel the Buyer regarding items that may come up in disclosures and inspections that could impact the value of the property or otherwise affect the purchase agreement.
  • Refer the Buyer to appropriate parties such as inspectors, attorneys, accountants, and other professionals if a situation arises outside the scope of an agent´s authority.
  • Supervise repairs and improvements as called for under contract.
  • Communicate clearly as information becomes available or questions are asked.

Prior to close of escrow, Theresa Grant will

  • Accompany the Buyer for a final walk-through to verify the property condition.
  • Coordinate with escrow, title, and the Buyer´s lender to meet funding and recording deadlines.
  • Re-confirm that all necessary documentation has been appropriately completed.

At close of escrow, Theresa Grant will

  • Obtain all keys, openers, and security codes needed to access the house and distribute them to the Buyer.
  • Thank the Buyer with a smile and be among the first to say "Welcome home!"
