Residential and Commercial Fee Schedule


Residential Transactions

Residential Real Estate Transactions tend to be fairly standardized. The fees quoted here are for normal transactions but may vary in unusual circumstances. Purchase or sale from a bankruptcy estate or foreclosure, private or unconventional financing, environmental problems or disputes involving litigation may all effect the amount of time involved. Firm fees will be quoted at the initial interview to the extent possible.

Representation of Buyer only: $500.00

Includes initial interview, contract negotiation and/or review, review of mortgage lender's disclosure documentation, pre-closing negotiation with other parties, preparation of closing adjustments and other figures, title examination, preparation of title insurance policies and other required closing documentation as may be required, attendance at closing, title bring down and recording of documents, post closing matters as required.

There is no fee for the initial interview if you do not retain me to represent you in the transaction. Title Insurance policy premiums are billed at company rates (as filed with the State of Connecticut).

The above fee may vary slightly (up or down) in situations where the mortgage lender
has separate counsel, depending on the relative break down of the services provided.


Representation of Buyer and Mortgage Lender: $650.00

Includes all of the above plus closing the loan in accordance with the lenders
requirements, disbursement of funds, post closing documentation etc.


Representation of Mortgage Lender Only: $500.00

Refinance or purchase transactions where borrower has separate counsel or no counsel. If borrower has no counsel title work and title insurance policy can be provided at scheduled fees.

Representation of Seller: $450.00

Includes initial interview, contract negotiation and/or review, obtaining releases of mortgages and other liens as required, pre-closing negotiation with other parties, preparation of closing adjustments and other figures, attendance at closing and insuring proper payment of lien holders and the recording of releases.

In some circumstances there may be additional fees such as when a defective title has to be cleaned up or when the seller is involved in a divorce, bankruptcy or foreclosure.


Institutional Sellers: $500.00

Includes foreclosed and other REO properties, Court ordered or Bankruptcy sales.
(Unless fees otherwise set by the court.)

Representation of Buyer and Seller: NA

Although technically legal and ethically permissible, I do not represent Buyers and
Sellers in the same transaction as the possibility of conflict of interest is too great.


Commercial Transactions


Commercial Real Estate transactions vary too much to quote specific fees without a review of the contract and loan documentation. Generally, commercial closing work is billed at $150.00 per hour, title work at 250.00 per day and title insurance at company scheduled rates.
