Subject: Expectations of the Golf Bid Committee (GBC)

To  GBC Website

Over the past year, we (my-self and others) have worked on two independent reviews of the golf course maintenance costs in SCT.  These reviews were sponsored by the Golf & Greens Committee and the Community Association.  The following will express my hopes and expectations for outsourcing our golf operations to a third party.

Based on our (SCT Resident’s) research of Operating & Maintenance costs of other local golf courses we should expect the Golf Bid Task Force to negotiate and sign a contract with a Golf Course Management firm that will lower the present annual budget of approximately $3.2mm or $89,000 per year per hole to a range of $1.7mm to $1.8mm or $47,000 to $50,000 per year per hole.  This is an approximate reduction of 47%.  I would like to recommend that 50% of any cost savings go to the reduction of SCT Resident golf fees and the remaining 50% go to our Reserve Fund to upgrade our deteriorating golf courses.

Additional savings should also be available due to the close proximity of our two courses in man power and equipment reductions created by normal economies of scale.

These are reasonable expectations and attainable…. based on the O&M budgets of the following golf courses:

Course Name  #of Holes Total  O&M Budget  $Cost / Hole /YR

LH & WW       36         $3.200M                     $89,000
Cimarron Hills  18          $1.170M                     $65,000
Teravista   18                $0.972M                     $54,000
Jimmy Clay   18              $0.480M                    $26,700
Mill Creek   27                $0.702M                     $26,000
M. Williams   18               $0.378M                    $21,000
Kizer    18                        $0.365M                    $20,000
Lions    18                        $0.321M                    $18,000
Hancock    9                      $0.164M                   $18,000

Keep in mind…  we (SCT Residents) carry no debt load for land and or course construction as opposed to some of the above….  We paid those costs in the purchase price of our homes, SCT amenities.

In closing, I want to thank all of the Golf Bid Task Force for all of their hard work, to date, on this most important project for all present and future SCT Residents.  I look forward to a very positive conclusion.

Best Regards:
