Chrone, Beverly Rhyan, Margaret Hanson Also present: Ann Dodson, Rob McDaniel, Ira Dolich A conference call was held with Sue Sweeney, a vice president of the Community Association for Pulte developments in southern California. She has responsibility for three communities that have golf course facilities. The three communities operate their golf facilities differently with one being Pulte owned and managed by an outside company, one being CA owned and managed by an outside company and the third being owned and managed by a third party. Ms. Sweeney discussed several aspects of golf course management and outsourcing of management responsibilities. She also answered questions related to the costs and operating conditions at the courses she oversees. Ann Dodson reported that she has contacted representatives of other Pulte properties concerning the nature of the contracts they have for outsourcing management of golf operations. Of the communities she contacted, none operate on a strictly fixed price agreement. Several questions were asked concerning the possible increase in cost to the CA for overseeing/auditing financial reports from a management company under a cost plus type of contract. Ms. Dodson indicated that oversight activities currently are performed on a regular basis by her employees so there would be no additional CA personnel required for that function. Following additional discussion, the Task Force agreed to specifying a “cost plus” type of contract in the RFP. The RFP will be finalized and sent to the CA Board for review and approval. |
