Our inspection report is intended to give you the information that you need to make an informed decision as to the purchase of your new home.

	Exterior - Our inspection covers surfaces of the structure, including masonry, siding, and stucco, though we do not cover EIFS. (Exterior Insulation Finishing Systems-i.e. synthetic stucco) We also inspect a sampling of windows and doors for proper operation and egress, the general condition of weatherproofing as it relates to caulking and flashing, and also the general condition of the roofing materials.
	Roof & Attic - We inspect the condition of the roof sheathing for deterioration and leaks, proper ventilation, and adequate insulation.
	Interior - We inspect general condition of floors, walls, ceilings, fireplaces (only the dampers and caps, where visible), and stairs. We also check for egress, and where visible,insulation and ventilation.
	Systems - We inspect the electrical, mechanical (heating and cooling), and plumbing systems.
	Appliances - Operate and check all appliances which transfer.
	Structure - Where visible, we inspect basements, crawlspaces, floors, walls, joists, girders, and beams.
	Site & Grounds - We inspect for drainage from building, gutters, and downspouts to be positive and not excessive. We inspect walks, drives, and retaining walls.
