1:
Background to venue of this month’s meeting
|
-
VKROC
thanks TVMS for agreeing to hold this month’s meeting at Coffee
Bean. The reason for the change in venue was to try to increase
participation of Vista Kiara residents as well as to have a fresh
venue for our end of year meeting. The budget approved was RM 225
(based on 15 persons at RM 15 each) and the actual total amount spent
was RM 94.71
-
Two
residents had complaints regarding this meeting. The first complaint
was based on the fact that the meeting was being held while muslims
were fasting. Our meetings have always been at 4pm on the last
Saturday of the month – and we apologise for the clash in timing.
The second complaint was based on a misperception that VKROC meetings
would be held every month at Coffee Bean, which is not the case, and
the resident has since retracted the complaint.

VKROC
wishes to state that we are considerate of all residents needs and are
very conscientious in our endeavours and welcome feedback of any
nature

2:
2002 year in review
|
-
This
being the last VKROC meeting for 2002, it is worth reviewing the
progress this year. Overall, VKROC feels that we have made progress
towards our goal of “making Vista Kiara a better place to live”
-
Specific
achievements include:
-
Improvement
in security levels, with security guards at lobby and policy of
security guards not having access cards
-
Improvement
in parking with centralized visitor parking and better enforcement
-
Installation
of water filter system
-
Voiced
our concerns to Sunrise Bhd regarding Laman Suria project, and to DBKL
regarding adjoining development between Lanai Kiara and Vista Kiara
-
Highlighted
and addressed potential problem regarding rusting gas pipes in refuse
rooms
-
Installation
of intercom remote control system allowing residents to open lobby
doors from inside units
-
Established
solid working relationship with developer and TVMS
-
We
will spend some time at our next meeting in Jan 2003 to identify high
priority issues for 2003 – comments from all residents much
appreciated

3:
Updates from items raised from previous month’s meeting
|
|
-
VKROC
applauds TVMS in relocating visitor parking bays to a common area near
to the guardhouse. This has enabled better enforcement and it is clear
that fewer residents are abusing these visitor parking bays for their
second or third cars. To improve the situation further, VKROC suggests
the following:
-
Residents
are reminded that any car parked in the white visitor parking bays
must display a valid Visitor tag. To reduce misunderstanding, can TVMS
change the sign next to the visitor bays to read “cars parked
without displaying a visitor tag may be clamped”?
-
VKROC
believes that a certain element of judgement remains. For first time
offenders, we feel that a warning may suffice and cars may be
unclamped for free. For repeat offenders, we believe there is no case
for being lenient
-
TVMS
to remind guards to check all cars going through the visitor boom gate
and ensure drivers are aware of where they can (and cannot) park
-
TVMS
to remind guards to check that cars entering the residents boom gate
do have valid Vista Kiara car stickers since we have noticed that any
car approaching in a confident/aggressive manner are allowed immediate
entry
-
Regarding
the cars parked before entry to the guardhouse e.g. on the road or in
front of the shoplots, VKROC reminds TVMS that VKROC has consistently
maintained that these spaces are outside Vista Kiara condominium and
therefore VKROC has no say on this matter. VKROC expects TVMS to be
accurate and fair and not to simply attribute comments or decisions
-
VKROC
had proposed to TVMS to consider installing a card access system at
the boom gates so that the guards can concentrate on visitors. Can
TVMS update us on this proposal?

Item
4:
Outstanding items for TVMS from previous month’s meeting
|
|
-
The
lobby doors are facing rapid wear and tear due to the constant
knocking from the supermarket trolleys and often unable to close
properly. Can TVMS look into this matter urgently and seriously
consider placing rubber pads around the trolleys to cushion the impact
with doors and lifts and avoid more costly repair bills?
-
The
drainage of the common areas (e.g. tennis courts, barbecue area,
underneath corridor between car park and block A2), continues to be a
problem with noticeable puddles of water whenever it rains. Can TVMS
maintenance staff monitor this problem which is very obvious after a
heavy downpour?
-
There
are obvious stagnant water in various nearby lots including the lot
between Vista Kiara condominium and Lanai Kiara, the lot between Vista
Kiara and Laman Suria, and the planned medical center next to Garden
International School. Can TVMS follow up with DBKL on this matter?
-
The
hose at the car wash has not been replaced for three months now and
leaks profusely. Can TVMS purchase a new hose as soon as possible?
-
Children
are still playing football in the common areas such as besides the
outdoor children’s playground. Can TVMS put up a notice to remind
residents that house rules do not permit such behaviour, significant
damage is being done to the surrounding landscape and that residents
may be billed for the damage caused?
-
The
LCD displays at the lift lobby of B1 continues to be dim – can TVMS
look into this?
-
VKROC
is concerned that the maintenance at Vista Kiara condominium is not
quite pro-active enough with a number of problems. Can TVMS look into
the following:
-
Accumulation
of water puddles between corridor of car park and block A2 and door
frames at lower ground floor of block A2 are showing signs of rotting
-
Plastic
cover above fountain of block A is dirty and in need of cleaning
-
Doors at
lobby areas not closing properly and showing signs of damage
-
Two long
and wide cracks in road around condominium at back of block B2 in the
open car parking spaces
-
Exterior
façade of car park for block B (at the back of the tennis courts) is
very dirty and in desperate need for repainting and cleaning
-
Car wash
area is often dirty with lots of litter around
-
Internal
staircases are often dirty and not very well maintained

5:
Any Other Business
|
-
VKROC
notices the new police beat station has recently opened at Mont Kiara.
We understand that TVMS contributed RM 5000 towards the cost of this
station, but we feel that it would also be good to build a personal
relationship with the officers. As such, VKROC suggests that TVMS
consider sending a Hari Raya hamper to the police officers on behalf
of the residents of Vista Kiara condominium
-
Members
present observed that the guards at Mont Kiara Pines seem to be neater
in appearance and overall appear more well versed with procedures.
VKROC feels that although we may be using the same security
contractor, the quality of guards is not the same. Can TVMS clarify if
we are paying the same as sunrise, or if we are getting different
guards because we are paying less?
-
To
ensure better security all round, it may be worthwhile installing CCTV
cameras inside the lifts. Can TVMS obtain quotations to see how much
such a system may cost?
-
We
understand that unit B-20-08 had an outbreak of termites recently and
that the pest control contractor explained that the problem is
actually under the concrete floor and may have spread to some of the
nearby units. Can TVMS investigate this matter since it is unlikely
that termites can climb to the 20th floor and inform the
relevant owners appropriately?
-
VKROC
notices that TVMS has recently installed new badminton court nets.
However these are of a low quality and that holes are appearing after
less than a month, whereas the previous nets have served us for nearly
five years. VKROC urges TVMS to consider value for money besides low
cost in all their purchasing decisions
-
Our
existing rubbish bins do not have a facility to allow smokers to stub
out their cigarettes properly. Can TVMS look into this feature,
especially if they are purchasing new rubbish bins?
-
VKROC
notices the new benches next to the swimming pool area. Based on our
last joint meeting, VKROC was informed that the sinking fund would not
be used without our prior notice and we appreciate TVMS clarification
if the funds used came from the sinking fund or the management fund
-
One
of the grilles on the perimeter wall opposite block B1 was dislodged
earlier this week. Indications are that someone may have been climbing
over the wall. VKROC reminds residents that climbing across the walls
as a shortcut to Plaza Mont Kiara is unacceptable – which is
dangerous and may cause damage to common property

6:
Next meeting (usually held on the last Saturday of the month)
|
-
We
will not be having a meeting in December due to the festive season
with many residents being out of town. The next meeting will be at 4pm
on Saturday 25 January 2003 at the usual venue in front of the
badminton courts
-
We
should also be having our next quarterly meeting with the developer
and TVMS on Saturday 5 January 2003. Any residents wishing to make a
point or have questions, please contact one of the committee members
beforehand.
