Minutes of Vista Kiara Residents Committee Meeting held on 25 January 2003 held outside squash and badminton courts

Item 1:   Updates from items raised from previous month’s meeting

 

  •  VKROC understands that TVMS has agreed to install an automatic card access system at the boom gates. TVMS is exploring various solutions which will also enable fire trucks and buses to enter which is a slight complication since our single lanes are not wide enough
     

  • TVMS has modified the Vista Kiara signage at entrance to condominium to improve visibility. The general feedback has been positive although angle of lighting may need to be adjusted
     

  •  TVMS has installed new hoses at the car wash area and the new lighting allows sufficient lighting for cars to be washed later in the evening. Thank you
     

  • TVMS informed VKROC that the security guards provided by GNT security are of the same standard as those in Mont Kiara. However, VKROC remains concerned at the shabby and unprofessional appearance of many of these guards – can TVMS ensure that the guards are wearing their uniforms smartly and look alert?
     

  •  VKROC highlighted the health risk associated with the accumulation of water in the neighbouring lots and thanks TVMS for writing in to DBKL on this matter. The lot between Vista Kiara and Lanai Kiara has been treated appropriately, but the lot between Vista Kiara and Laman Suria and the planned medical center remains untreated and may require follow-up
     

  • TVMS has informed VKROC that the benches were purchased using the management fund (there being surplus funds and the benches on offer). VKROC notes that some of these benches have already been damaged with the central metal beam broken and some of the wooden beams warped. Can TVMS make sure these benches are safe and reduce the risk of an accident where someone might fall through the bench?
     

  • VKROC applauds the repainting of the car park exterior besides the tennis court. Some of the car park interior has also been repainted but some of the old brown colour paint is still visible in addition to the new maroon and white paints. Can TVMS touch up this area fully?
     

  •   Some of the refuse bins now have facilities to enable smokers to stub out their cigarettes safely and cleanly. VKROC suggests that the bins in front of the badminton court and in front of the supermarket also be modified to have this facility since these areas are heavily frequented by smokers who are presently littering the area with cigarette stubs             
     

Item 2:   Outstanding items for TVMS from previous month’s meeting

 

  • VKROC suggested that TVMS consider sending a Hari Raya hamper to the new Mont Kiara police beat station as a gesture of goodwill. Can TVMS advise us if this was done? Also, can TVMS inform residents what functions and services are available at this police station?
     

  • Many floor traps in the common area remain uncovered - these pose a safety hazard to children, as well as may lead to blocked drains. VKROC has been highlighting this problem for over three months now – can TVMS simply install floor trap covers on all these outlets?
     

  • The cracks in the road besides the tennis court continue to be a hazard and will worsen if left untreated. Can TVMS look into addressing this problem?
     

  • The timber frame at lower ground floor of lobby A2 towards car park appears almost rotten. Can TVMS address this immediately?

 

Item 3: Key Points from Joint Meeting 4 between VKROC, TVMS & Asia Quest on 11 January 2003

 

  • TVMS has agreed to consider turning one of the three tennis courts into a multi-purpose area including football, basketball and cycling/skating facilities
     

  • Asia Quest informed VKROC that the developer has completed its duties in strata title application and now we have to wait for the authorities to duly process the various papers.
     

  •  TVMS will look into installing a CCTV camera at the lobby entrances of block A and B. As an afterthought, VKROC suggests that TVMS also install a camera at the lobby area of lower ground floor of block A which has a high traffic flow, especially of contractors?
     

  • TVMS agreed to VKROC to fix the dates for backwash of the sand filter system. Residents should note that on the 1st and 3rd Tuesday, backwash will be conducted and the water quality for the next 24 hours may be of lower quality due to the disturbance of the sand. However, the water quality on other days should be good and residents should inform TVMS if this is not the case so that TVMS can investigate immediately

 

Item 4:           Any Other Business

 

  • VKROC remind residents that TVMS has arranged for a dragon dance to be held at 8pm on Friday 14 February 2003. VKORC thanks TVMS for its efforts and understand the difficulty with finding alternative dates
     

  • VKROC remind residents that they should obtain the new blue Vista Kiara car stickers before the 31 January 2003 deadline. VKROC strongly supports TVMS taking a firm stand and prohibit cars without valid car stickers from entering the premise (except for visitors and genuine drop-off/pick-ups). VKROC members has noticed a number of cars which are parked inside the car park without valid Vista Kiara resident stickers and wonder how these cars managed to get pass the security gate. VKROC believes that security guards should be wary of any car which is parked inside the condominium without proper car stickers, to note down these cars and observe  closely since they are of a suspicious nature
     

  • VKROC notes with displeasure at the continuing noise pollution from neighbouring construction sites, especially Garden International School and Laman Suria. Noisy construction has been going on for the past several Sundays besides work late into the night. Can TVMS write a letter to Garden International School and DBKL informing them to be considerate of their neighbours and not work on Sundays? Residents can also call the 24 hour DBKL hotline number 03-4022-0033 to lodge any complaints. Some residents have already utilized this number and the feedback is that DBKL has been responsive – the more residents who complain, the greater attention that DBKL pays to our woes
     

  • VKROC notices that some badminton court players move the tennis tables to block out the daylight and corresponding glare. Can TVMS put heavier tinted film on the glass doors to block out the glare?
     

  • VKROC feel that the value of Vista Kiara condominium can be enhanced if TVMS pay closer attention to detail. For example;
     

  • some of the lifts are missing timber frames

  • the numbering opposite the lifts at each floor is sometimes of different colour

  • light covers are dirty with lots of dead insects

  • some of the ceiling lights at lobby of each floor is missing

  • not all lift areas have two fluorescent lights
     

  • Residents are encouraged to identify areas they feel would improve the image of Vista Kiara and we will discuss this further at our next meeting
     

  •  VKROC notices that the children’s ball play area has fallen into disuse now that there are no more balls there. We invite residents to share any ideas on how to better utilize this area and will discuss this item again at next month’s meeting
     

  • VKROC is generally positive about the new button to open access doors at lobby area, which is both stylish and practical
     

  • VKROC will formally request TVMS to provide a small budget to cover the cost of stationery and supplies for holding these monthly meetings. The largest expense item is in toner cartridge for the printing, and VKROC feels that the sum of RM20 per meeting is about adequate and will therefore request for RM240 from management fund for calendar year 2003

 

Item 5: Next meeting (usually held on the last Saturday of the month)

 

  • Our next meeting will be at 4pm on Saturday 22 February 2003 at the usual venue in front of the badminton courts
