Rules and Regulations
GENERAL RULES
1.
All unit owners' dogs must be leashed and
exercised in designated areas. These areas include the dog walk in front of
tennis courts next to Sunset Point Road
and all perimeter areas of the complex. Animals are specifically prohibited
from the pool area, tennis courts, clubhouse and playgrounds. Unit owners must clean up after their pets regardless of the area in
which they are walked. Pets must not
constitute a nuisance for any neighbors (i.e. incessant barking, destruction of
common property).
2.
Trash and
garbage may be placed in the dumpsters at any time. Garbage must be bagged in
plastic containers and secured at the top. Please call the city of Clearwater
(562-4920) to pick up stoves, refrigerators, mattresses, etc. which are to be
placed in the dumpster area near baseball field. Except
for authorized purposes, walking on the roofs or fences is absolutely
prohibited.

4.
All modifications to exterior structures of buildings
must be approved in advance by the Board of Directors. No construction of any type is allowed in the
fenced area without Board approval.
5.
Woodlake condominium Documents 7.1(B) (1) states
in part: "….The responsibility of the Owner shall be as follows: (1) to
maintain, repair and replace at his expense all portions of his apartment…including all windows,
screens and glass, kitchen equipment, doors, patios and all air flow ducts,
heating and air conditioning equipment, whether contained inside or outside an apartment, hot water heater, carpeting
and any other contents of the apartment,
including all interior walls and partitions."
6.
Bicycles and toys shall not be left in the common area
over night except in designated areas such as the bicycle racks. Unclaimed
items are subject to removal to the Clubhouse.
7.
A 15-MPH speed limit will be observed in the complex
area. This is subject to police citation for violation. Loud blasting of horns
and screeching of tires is prohibited.
8.
Motorcycles and Mopeds are to be used for
transportation to and from Woodlake only. No other unlicensed motorized
vehicles are allowed.
9.
No nuisances shall be allowed upon the condominium
property, nor any use or practice which is the source of annoyance to
residents, which interferes with the peaceful possession and proper use of the
property by its residents. (Example: no loud parties, no loud music). No open
alcoholic beverages allowed on the property after 10:00pm.
All parts of the property shall be kept in a clean and sanitary condition, and
no rubbish, refuse or garbage allowed to accumulate nor any fire hazard allowed
to exist. No unit owner shall permit nay use of his or make any use of the
common elements, which will increase the rate of insurance upon the condominium
property.
10. Trees
may be planted on common elements but must have prior approval by the Board of Directors as to location and
type of tree.
11. Community
garage sales are held in the Spring and Fall. Individual garage sales must be
held in front of the resident's unit only. Appropriate signs may be placed at
the entrance to the complex. All garage sales are limited to two (2) days.
12. No
unit owner who leases their unit may utilize any of the recreational facilities
since all that right has been given to the tenant. Unit owners may use
facilities in these cases only as guests and must observe all guest regulations
regarding pool tags, tennis regulations, parking, etc.
13. New
Renters/Board Security Deposit - Florida Statue 718.112(I) Transfer fee
(as amended y 86-175) states in part: "Nothing in this paragraph shall be
construed to prohibit an association from requiring as a condition to
permitting the letting or renting of a unit, when the association has such
authority in the documents, the depositing into an escrow account maintained by
the association, a security deposit in an amount not to exceed the equivalent
of one month's rent. The security deposit shall protect against damages to the
common elements or association property. Within 15 days after a tenant vacates
the premises, the association shall refund the full security deposit or give
written notice to the tenant of any claim made against the security." In
accordance with this statue the Board of Directors voted at its October 23,
1986 meeting to institute this stature as a part of its Rules and Regulations
for new tenants effective after its meeting on October 23, 1986.
POOL RULES
- Our pool is restricted
to residents and their guests who are visiting unit owners or lease
holders. Proof of residency may be required, without which you will be
asked to leave. Unauthorized person may be prosecuted for trespass.
- All children under 13
years must be accompanied by a person 18 years of age or older when
using the pool or deck areas.
- Proper swimming attire
is required at all times. Children of diaper age must wear diapers and
rubber pants. Parents may be responsible for costs incurred if a child has
an accident in the pool on more than one occasion.
- All swimmers must shower
before entering the pool. Do not enter pool with suntan oil on your body.
- Noise such as loud music
must be in conformity with Clearwater
ordinance #4348-87 (must not be heard 50 feet or more from source of
disturbance).
- Absolutely no glass
containers are allowed in pool area.
- No running or excess
physical roughhousing in or around the pool and deck. No footballs,
baseballs, soccer balls, bicycles, skateboard, roller skates, etc., in
pool area. No food, drinks or gum are permitted in the pool area. Refuse
from food and drinks on the deck area must be placed in a trash container.
No spitting on the deck where people must walk. Respect others, clean up
after yourselves, and remember to watch your language.
- Replacement cost for
pool key is $50.00
- Pool Hours: From
Easter to Labor Day (Summer) - 8:00am
to 10:00pm. From Labor Day to Easter (Winter)
- 9:00am to 9:00pm.
CLUBHOUSE
- The Clubhouse is for the
use of members and their guests exclusively when accompanied by a member.
- No one under the age of
21 years will be permitted use of the Clubhouse without a parent or
guardian providing appropriate supervision.
- Members are responsible
for cleaning of the Clubhouse, restrooms and pool deck area by 10:00am the morning following any private
function.
- The Clubhouse may not be
reserved for exclusive private functions on legal holidays.
- Pool side and tennis
courts are not included in the reservation of the Clubhouse.
- Members shall be
responsible for the conduct of and any damage or theft by their guests.
- There will be a $175
damage deposit for the use of the Clubhouse and $25 cleaning deposit. When
the Clubhouse is properly cleaned and inspected by a Board member, the
deposit will be returned. There is no rental fee but a rental agreement
must be signed. Reservations and deposits shall be made with a member of
the Board or by calling Property Management, phone number (727) 712-8989,
and Woodlake maintenance or a Board member will call you back.
TENNIS COURT
- Courts are restricted
to residents and their guests who are visiting unit owners or lease
holders. Proof of residency may be requested.
- Tennis shoes must be
worn by all players.
- No bicycles,
skateboards/roller skates or ball playing other than tennis
is allowed on the tennis courts.
- Children under 12
years must be accompanied by a person over the age of 18 at all
times.
- Gates are to be locked
when courts are not in use.
- See maintenance or any Board
member for admission/procedure.
PARKING
- The following parking
within the community of Woodlake is PROHIBITED.
- Around islands
except as designated
- On any grass area
- In a non-authorized
reserve parking space. Guests park in unnumbered spaces only
- In a non-designated
area (not marked for parking)
- Vehicles without a
valid license tag
- Recreational
vehicles
- Boats
- Trailers
- No commercial vehicle
may be parked on the condominium property, either permanently or
temporarily; provided, however, that outside contractors who come onto the
property from time to time for the purpose of providing services to or for
the Association or to or for any of the unit owners in the ordinary course
of their businesses may park their vehicles on the property temporarily,
but only during the time they are actually performing their services. For
the purpose of this rule, a vehicle shall be considered a commercial
vehicle if (1) its primary use is for commercial purposes, even though its
use while on the condominium property is for non-commercial; or (2) it is
a truck or van with a weight in excess of one ton; or (3) it exhibits,
advertises or otherwise displays on the exterior of the vehicle, or in the
interior of the vehicle in such a way that such exhibit, advertisement or
display may be readily seen from outside the vehicle, the name, logo or
other mark of a business or other commercial enterprise.
- A violation of any of
the above guidelines is considered non-authorized, prohibited parking and
will result in the vehicle, boat or trailer being towed away at the
owners' expense.
