The Need for Decent, Affordable Housing in Our Area

The need in our area is great.  In Bell and Coryell Counties there are 292 family members that live in a boat, RV, Van or similar vehicle.  381 family members live without heat.  There are 537 homes that have inadequate plumbing and/or kitchen facilities.  2,415 families have an average occupancy of more than 1.51 people per room.  No traditional mortgage lender will give a mortgage to an individual if that mortgage is over 30% of their income.  Even the Federal Government, through the Office of Housing and Urban Development recognizes and enforces a limit of 30% of income, yet in our area 8,688 pay over 30% of their income on their mortgage each month and 13,382 pay over 30% of their income on their rent each month.

These numbers seem staggering at first glance, yet with a population of 313,997 even the highest number listed above is only 4.2%t.  These are the families we attempt to help.  They are not the poorest who qualify for federal assistance and they are not the ones that traditional lenders will take a chance on.  They are in that middle ground and seem to be stuck there.


Our Mission

That is where we come in.  We do not give them a hand out, we give them a hand up, a chance to improve the possibilities for themselves and especially, their children.  Through our efforts we hope to break the cycle of poverty that is often handed down from generation to generation.

To meet this need our long range plan is to eliminate these conditions.  To accomplish that goal we develop a five year plan, revising it each year, for the next five years.  Eventually, we will work ourselves out of work to do when each family has a decent affordable home.


Our Five Year Plan

2004
Build six homes. Obtain funding to hire a Construction Supervisor, 24 hours a week.  Enhance Restore operations by increasing warehouse capacity through re-warehousing and remodeling.

2005
Build six homes..  Retain Construction Supervisor and expand to full time.  Expand Restore operations through additional warehouse space.

2006
Build six homes.  Retain Construction Supervisor at full time.  By the end of the year make operating budget self sufficient through mortgages and restore sales.

2007
Build eight homes.  Retain full time Construction Supervisor; assess need (and ability to fund) for another part time Construction Supervisor.  Assess ability to hire restore manager while maintaining operating budget self sufficiency. 

2008
Build ten homes.  Retain full time Construction Supervisor, hire a part time Construction Supervisor.  Hire a Restore manager.
