Using the Alarm System

Arming the system
1. Close all protected doors and windows
2. The Ready should come on
3. If the Ready light is not on, then one or more of the protected areas is still open. Your apartment is divided into four zones. (1-front door, 2,3-windows and/or sliding door, 4-panic buttons)
4. Once the protected areas are closed, and the Ready light is on, enter your access code. The Armed light will come on.
5. You will have 30 seconds to leave through the front door.

Disarming the system
1. Enter through your front door only.
2. Once the door is opened, the keypad will emit a long steady tone.
3. You must enter your access code within 30 seconds to turn the system off.
4. If the access code is entered incorrectly, press the # key and enter your access code again.
5. The Armed light will go off when the code has been entered properly.
6. If the code is not entered during the 30 seconds delay time, the siren will go off and an alarm signal will be transmitted to the central station.

Alarm Memory
If the alarm occurred while the system was armed, the system light and the zone light will flash for 2 minutes. Press the # key to return to the ready mode.


Panic Button
There is a Panic button installed in each bedroom. These buttons work whether the system is armed or disarmed. Pressing these panic buttons will trip the siren and call police. To activate a panic in an emergency, press and hold the button for 2 seconds. Please do not activate the panic buttons unless there is a serious emergency that requires the authorities.

Using the Garbage Disposal
1. Run water through disposal and keep water running.
2. Turn on disposal
3. Put food into garbage disposal:
a. Avoid hard objects such as chicken bones, steak bones, etc.
b. Avoid putting large pieces of food into disposal. Remember it has to fit into a very small hole at the base of the unit, about the size of a nickel.
c. Avoid putting potato peelings, carrot peelings, carrot tops, parsley, etc. into disposal. These items stick to the side of the disposal causing it to become clogged.
4. Allow disposal to run 10 seconds after food clears.
5. Turn off disposal.
6. Continue running water for 15 seconds more. This allows food to flush through.
7. Turn off water

Tips on using the Garbage Disposal
1. Hot water running through the garbage disposal works well with greasy foods.
2. Cold water running through the disposal works well with lettuce.
3. Ice running through the disposal helps clean the disposal.
4. Lemons put into the disposal will help the disposal to smell better.
5. Run the garbage disposal a few minutes before running the dishwasher since the dishwasher drains through the garbage disposal.

All maintenance requests for repair of garbage disposals will be $27.00 per hour plus materials if caused by the resident's negligence.

Care and Cleaning of Dryer
Interior--The drum is rust-resistant and requires no special care.

Exterior-- Wipe off any spills or washing compounds. Wipe or dust with a damp cloth. Do not strike the surface with sharp objects. Dryer control panel and finishes may be damaged by some laundry pretreatment soil and stain remover products.. Apply these pretreatment products away from the dryer. The fabric may then be washed and dried normally. Damages caused to the dryer from pretreatment products may result in charges.

Lint Filter-- Before every dryer use, clean the lint filter. This helps your dryer operate efficiently. Moisten your fingers and reach into the filter opening. Run your fingers across the filter. Lint must be removed from in and around dryer to avoid fire hazard. Make sure that there is adequate room behind the dryer for the exhaust vent hose to vent adequately to the exterior. Insufficient room may cause dryer to function improperly or start a fire.

Care and Cleaning of Washing Machine
Leave the lid open after washing to allow moisture to evaporate. The wash basket is practically maintenance-free. If you want to clean the basket use a clean soft cloth dampened with liquid detergent, then rinse. (Do not use harsh or gritty cleaners.)

To rinse:
1. Choose the largest load size.
2. Turn the Cycle knob to any rinse setting.
3. Start washer.

Exterior-Immediately wipe off any spills with a damp cloth. Do not hit surface with sharp objects. Do not overload the washing machine. Items need to have room to agitate to become clean. For example: three pairs of jeans, two sweatshirts and two t-shirts would be a normal size load. More clothes than this will prevent the washer from functioning properly.

Quarterly Health and Safety Visits
Each quarter, company policy requires the staff to walk each apartment home. We will
be checking the general condition of the apartment home. We will be noting minor repairs such as: drippy faucets, sheetrock repair, and smoke detectors. Service requests will be written and repairs will be started as soon as possible. Any damages done by resident or resident's guests will be repaired and billed to the resident's account. Payment will be required no later than the next rental payment due date. Thank you for your cooperation.
