Community Standards and Policies (Lease Review)
In any community, there are standards that must be met in order to provide
a safe, secure and positive living environment for all. Your lease discusses
our community standards that have been implemented to provide an enjoyable
atmosphere for everyone. Below you find a brief description of policies
stated in your lease. It is our hope that this information is helpful
in explaining our community standards. Please do not hesitate to bring
questions regarding these and other policies to your Area Coordinator.
Decorating Guidelines
The staff at your apartment community works diligently to maintain your
community's attractive appearance to include common areas, grounds, clubhouses
and recreational facilities. Windows and doors shall not be obstructed.
These areas are for your pleasure, but to assure maximum ambiance throughout
the community, we ask that you assist us in the following:
- All window coverings must show a white backing. This includes
both drapes and blinds. Aluminum foil, tinting, cardboard, signs and etc.
may not be placed over windows where they can be seen from the exterior.
Holiday decorations are allowed but must be removed within one week following
the conclusion of the holiday. If a resident installs draperies over blinds,
any damage will be repaired or removed. Nothing shall be thrown out of
the windows or doors. Resident must exercise care and caution about leaving
windows or doors open during inclement weather. Resident shall be liable
for any damage to interior, including but not limited to paint, walls,
cabinets, carpets, floors, or damage to any part of the premises resulting
from failure to exercise reasonable care.
- No structural changes or additions may be made to the exterior
of the building, including patios and balconies.
- Since the appearance of patios and balconies affect the appearance
of our community, they may not be used to store boxes, trash, clothing,
dead plants, machinery, gasoline or electric powered motors, broken furniture,
interior furniture, gas or electric grills and/or hammocks. Only outdoor
furniture maybe placed on the outside.
- No alterations may be made to your front door or entrance to your
apartment home. Front door mats are encouraged, but we reserve the right
to remove mats that are not designed for outside use, such as carpet remnants.
- Colored light bulbs are prohibited in all exterior fixtures.
- Use of gas or charcoal grills on the patio/balconies is prohibited.
Any grills found on the property will be removed and stored at owner's
expense.
- Presence of grills on the balconies can result in a $100.00 fine
imposed by the Fire Marshall.
- On the interior of your apartment home, you have the freedom to
decorate by hanging pictures, etc. Stickers, double-sided adhesive foam
or tape are not allowed on walls, windows, cabinets, exterior doors or
interior doors. Residents must obtain written permission from the property
manager to perform any repairs including painting or making any changes
in the interior and/or exterior. If you fail to do so, you will be charged.
- All shelf paper, tub or shower decals, shelf brackets, hooks and/or
towel holders must be removed.
Responsibility for Your Actions and Those of Your Guests
It is important to realize that you are responsible for the actions of
your guests. Their actions could place your lease in jeopardy. Please
explain our policies to your guests and refrain from the following conduct:
- Loud or obnoxious conduct
- Disturbing or threatening the rights, comfort, health, safety or
convenience of others
in or near the apartment community
- Possessing, selling, or manufacturing illegal drugs or drug paraphernalia
- Engaging in or threatening violence
- Possessing a weapon
- Discharging a firearm and/or any explosive device (including fireworks)
in the apartment community
- Displaying or possessing a gun, knife, or other weapon
- Playing band instruments or teaching or practicing music lessons,
either vocal or
instrumental
- Use or display of incense or other odor producing items
You may not bring hazardous materials into the apartment community. The
use of gas lamps and/or kerosene lamps is prohibited.
The Landlord acknowledges the right of the resident to entertain guests,
but requires that no more than 20 persons be allowed in an apartment at
one time and that order and tranquility prevail at all times.
The resident, members of the resident's family and guests shall at all
times maintain order in the apartment home and at all places on the grounds,
and shall not make or permit any loud, improper or boisterous conduct
or otherwise disturb the comfort or interrupt the sleep of other residents.
In addition, the cost of repairs for any and all damages caused by an
excess number of people occupying an apartment will be the responsibility
of the resident. All radios, televisions sets, electronic equipment and
stereo systems, or any other appliances or items which may cause noise,
etc., must be turned down to a level of sound that does not annoy or interfere
with other residents. Because of the nature of the apartments, it is understood
that offensive noises and/or odors are prohibited.
Guests
A guest may not stay in an apartment for more than 7 days during the term
of the lease without prior consent of the landlord. Residents are responsible
for the actions of their guests, invitees and notifying them of the policies
of the apartment home community, for example, parking policies. Guest
must park in designated guest parking areas only. It is the resident's
responsibility to notify guests of the parking policy.
Alcohol
At Pegasus Landing, we believe that every resident has the right to an
environment in which he/she can study, socialize and live comfortably.
There are three basic principles involved in achieving this:
- Demonstrate care about yourself.
- Demonstrate care and consideration for others.
- Respect others' and all College Park property.
Alcohol related conduct, which infringes upon the rights of others to
a quiet, orderly living environment is not acceptable under any circumstances.
The possession and/or consumption of alcoholic beverages must comply with
local, state, and federal laws and regulations. Kegs are not permitted
at Pegasus Landing.
Alcohol Policy as it Relates to Those Over the Age of 21
We ask that all residents who are of legal drinking age exercise discretion
when drinking on the property. Drinking should be limited to such resident
rooms. No drinking will be allowed in public areas at any time. We in
no way want to infringe upon the right of those who wish to legally and
responsibly enjoy themselves, however, if it comes to light that an older
resident is bringing in alcohol for residents who are not of legal drinking
age, the Orange County Sheriffs Department will be notified immediately.
Any such behavior may be subject to severe disciplinary action, which
may include the notification of parental guarantors and eviction. Pegasus
Landing has a zero tolerance for under age drinking or the serving of
alcohol to those under the legal drinking age.
Drugs
Any resident found to be involved in these types of activities will be
subject to severe disciplinary actions and/or eviction as well as criminal
proceedings.
Plumbing
Lavatories, sinks, toilets, and all water and plumbing apparatus shall
be used only for the purpose for which they are constructed. Feminine
hygiene products and other foreign substances shall not be thrown in such
plumbing apparatus. Any damage to such apparatus and the cost of cleaning
and/or repairing plumbing resulting from misuse shall be borne by the
Residents.
Utilities
Many utilities and services including, cable television, water & sewer
service, lawn maintenance, electricity, pest control, internet/ethernet
service, mail delivery and local telephone service are provided each month
upon payment of rent. However, the property management reserves the right
to temporarily suspend any utility or service in order to conduct maintenance
and/or repair and/or to protect the facilities, premises, individual or
groups of apartments or tenant(s) from risk of harm or loss.
Also, the use of electricity will be capped at $115.00/month for a 2/2,
$125.00/month for a 3/3, and $145.00/month for a 4/4. Overages in electricity
usage will be divided equally and billed to the tenants by bedroom on
a quarterly basis.
Pet Policies
With the exception of guide animals and fish (in a container no larger
than fifteen gallons), pets are not permitted on the property for any
reason.
If a resident is found in violation of this policy it will result in
a written warning to the tenant specifying the complaint, a $100.00 charge
which will be assessed against tenant and the landlord has the option
to declare the lease to be in default. A second violation will result
in a $200.00 charge assessed against the tenant and the landlord has the
option to declare the lease to be in default. In all cases the tenant
and Guarantor will be notified.
Furniture Use
Pegasus Landing furniture is for interior use only and may not be used
for exterior use at any time. Furniture that must be removed from the
exterior to the interior, will be assessed a charge to put furniture into
the apartment home to prevent damage to our property.
Vacant Bedrooms
Vacant bedrooms are to be locked at all times. Any vacant bedroom broken
into and/or found in use, the residents will be assessed rent that will
be due and payable on demand. If applicable the cost of repair and/or
negligent damage will be assessed to the residents, due and payable on
demand. This action will be filed with the UCF Police Department as breaking
and entering.
