This Indenture made this twenty third Day of November in the Year of our Lord one thousand seven hundred and sixty one Between John Bradshew of the Parish of Southam & County of Cumberland of the one Part and James Patterson of the County of Chesterfield of the Part Witnefseth That the said John Bradshew for and in consideration of the Sum of sixty five Pounds Current Money of Virginia to him in hand by the said John Paterfon the Receipt whereof the said John Bradfhew doth hereby acknowledge Hath granted Bargained and sold and by thefe Prefents doth grant bargain and sell unto the said James Patterfon his Heirs and Afsigns all that Tract or Parcel of Land situate lying and being on both sides of Deep Creek in the Parish of Southam & County of Cumberland containing by Estimation two hundred and thirty Acres be the same more or lefs being part of a Patent granted to William Bradshew Decd. of Goochland bearing date the 20th day of September 1745 which said two hundred & thirty Acres is bounded by & between the Lines of Gideon Patterfon   William Holloway  Humpry Kibble  John Robinson  & John Winfry   And all Houfes Edifices Buildings Inclosures Ways Waters Minerals Profits and Imoluments whatsoever to the said Tract of Land belonging or in any ways Appertaining and the Reversion and Reversions Remainder and Remainders thereof and every part & parcel thereof and all the Estate Right Title and Interest Whatsoever of him the said John Bradshew of in and to the said Bargained Land and Premifes and every part and parcel thereof To have and to hold the said tract of Land and all and singular the Premifses with the appurtenances to the said James Patterfon his Heir and Afsigns to the only ............. of him the said James Patterfon his Heirs ............. .............. ............ .......... and the said John Bradfhew his Heirs ........... ............. ........... ........... ........ ...... ........... and all and singular the ......... ........ ........ ............ ........... .......... .......... ....... ....... ........ .......... .......... ...... Afsigns shall and will warrant and defend by these Presents against all Perfon and Perfons whatsoever having or lawfully claiming any Estate Right Title Dower or Interest in unto the same or any part or parcel thereof and the said John Bradshew for himself his Heirs Exrs. and Admrs doth covenant grant & agree to and with the said James Patterfon his Heirs Exrs. and Admrs. in manner & form following (that is to say) that the said John Bradshew at the time of Sealing & Delivery of thefe Presents is and stands seized of an Indefeasible Estate of Inheritance in Fee Simple in the said Land and Premifses and hath full Power and Authority to sell & convey the same in manner and form aforesaid and that the said James Paterfon his Heirs & Afsigns shall and may forever hereafter Peaceably and Quietly have hold pofsefs & enjoy all and singular the Premifes with the Appurtenances without the Let Suit or Molestation of any Perfon or Perfons whatsoever In Witnefs whereof the said John Bradshew hath hereunto Interchangably set his hand & seal the day & year above written.
